Renting a home

We manage over 7,000 homes across Greater Manchester including Manchester, Bolton, Bury, Salford, Tameside and Trafford.

We offer a wide range of properties from studio apartments to five bedroom homes. Whether you are a family, a single person or require a little bit more support, you can apply for a new home with us here.  

We offer different types of tenancies. Most new customers will be given a Starter Tenancy, which converts to a full Assured Tenancy once they have maintained their tenancy for 12 months. This helps us support customers in their first year.

There are exceptions to this including new customers moving from another registered provider or local authority with a current Assured or Secure tenancy (dated on or before the 1 April 2012). These customers sign up to an Assured Tenancy. Our Lettings Team will advise which tenancy you are entitled to.

We encourage all applicants to use our online application form below. This allows you to save an application and return to it later if you do not have all the information available. You will need an email address to make an online application.

If you're looking for a home with a little more support, our 50 Plus properties provide independent living with additional security and support.  We offer tailored packages of support to help residents maintain their independence; together with a 24 hour emergency support service providing help in an emergency such as a fall. Who can apply for housing?

We encourage anyone who needs rented accommodation to apply, however we may decide that customers who meet the following criteria are ineligible to apply for housing with Irwell Valley:

  • Gross household income is £60k or more per annum;
  • Customer is a home owner;
  • Customer(s), or a member of their household, has been found guilty of unacceptable behaviour, which the Association deems to make them unsuitable for a tenancy. An example of unacceptable behaviour may include antisocial behaviour;
  • Customer has been previously evicted;
  • Customer(s) has arrears/ debt relating to a current or former tenancy or a known debt outstanding, which will include former tenant arrears (Customers with arrears of £100 or less can make an application for housing however this arrear would need to be cleared before an offer of accommodation could be made).

This is in line with Irwell Valley’s Allocation and Empty Home Policy.
If you meet one or more of the above criteria and apply to Irwell Valley we may need to ask for further information, which may result in your application being rejected.

There are various options available if you wish to apply for one of our homes. To apply for our internal waiting list, click here and complete the online application form. If you need help completing you online application form, please contact the Lettings Team for assistance. 

We aim to find a home for our applicants as swiftly as possible. However, we advise that you also register with other housing providers and local authorities to increase your chances of being re-housed. Irwell Valley allocate a number of our propertiesto customers who are registeredwith their local authority and provided to us as a nomination.

Pinpoint is a partnership between the 10 Greater Manchester Local Authorities and 13 Housing Associations and provides more choice across the region. If you’re looking for a home. Log on to www.pinpoint.org.uk for further details.

It will also guide you to the right place to get information and advice about factors that may impact on the choices you are able to make.
