Your Repairs Responsibility

As your landlord, we will carry out many of the repairs needed for your home.

However, you are responsible for some repairs and for any damage that has been caused by neglect, carelessness or misuse by either you, your family or visitors to your home.

Examples of repairs that you are responsible for are:

  • Replacing lost keys, or changing locks when you’ve lost your keys
  • Adding security fittings to windows and doors
  • Replacing light bulbs, fuses fluorescent tubes and starters 
  • Keeping your home free from pests
  • Maintaining any appliances you have fitted yourself (showers, washing machines)
  • Replacing broken or cracked glass, unless accompanied by a crime reference number
  • Clearing blockages in wastepipes or toilets caused by lack of care
  • Draughtproofing
  • Repairs following accidental damage
  • Decoration
  • Replacing or repairing toilet seats

In the event of any damage to your property you will need to enlist a reputable tradesperson or contractor to carry out the repair for you, at your own cost.

Leaseholders and shared owners

If you are a leaseholders or shared owner the terms of your lease will identify which repairs we will be responsible for. In most cases we will carryout repairs to the fabric of the building (such as the roof and brickwork) and shared or communal areas only.
