How we can help you
Irwell Valley has over 35 years experience in developing neighbourhoods and currently manages a portfolio of around 7,200 properties throughout the North West. We have worked successfully with the Housing Corporation for a number of years and have secured around £124m of social housing grants.

Our expertise means that we can share our knowledge with you and offer a wide range of services, in both an advisory capacity and by developing, managing and maintaining properties on your behalf.

Preparing winning bids

Irwell Valley’s development team is experienced in putting together all types of bidding documentation for both Housing Corporation and non grant-funded schemes. In the past we have organised bids for supported housing schemes, housing for sale or rent, Section 106 agreements, stock transfers, local authority partnering agreements and proposals for joint venture companies.

Our development team can help and advise on the bidding process and will ensure that your bid meets the relevant specification, while remaining viable and within your own approved parameters.

Project Management

Irwell Valley’s development team includes several project managers, who can help you complete your project quickly, efficiently and to the highest specification. Irwell Valley’s project managers are on hand to guide you through the development process, whether in an advisory capacity or in practical day-to-day site management.

Improving Procurement Efficiencies

Irwell Valley has a dedicated Senior Procurement Surveyor who works closely with each of our internal departments to identify where cost savings can be made.

Our Senior Procurement Surveyor can also offer this service to your organisation, helping you to select a more cost-effective option, be it paperclips or bathroom pods.

Supply Chain Management

By utilising our established relationships with framework contracts and procurement clubs, we can provide easy access to high quality materials, as well as reliable contractors and services, which suit the needs of your project.

Financial Appraisals

Irwell Valley’s straightforward financial appraisal system provides an accurate way of assessing the viability of a proposed development scheme. As well as calculating costs for land/sales income, this model accounts for management and maintenance costs, un-let/unsold allowances, interest rates and loan terms.

Housing Corporation Investment Management System / Procedures Training

Our colleagues are up to speed with all aspects of Housing Corporation procedures and can guide you through the application and submission process. Irwell Valley can also provide detailed training on the Investment Management System (IMS).

Resident Involvement Team

Irwell Valley’s Resident Involvement Team works closely with our residents and stakeholders to drive forward improvements to our service delivery and the communities in which we work.

Agency Services

Irwell Valley can offer a number of options for developers who do not wish to take on long-term management and maintenance responsibilities of a grant-funded property. We are able to provide management and maintenance services, long-term leasing or can even purchase the building outright.

Sales and Marketing

Irwell Valley has a dedicated sales and marketing team, which has have successfully promoted our own schemes and regularly sell up to 50% of our properties “off plan”. We can organise for marketing reports, valuations, banners, brochures and open days, and are able to manage a waiting list of prospective purchasers.
