We are responsible for the annual gas safety check of any gas appliances owned and installed by us.
Under the gas Safety (Installation & Use) Regulations 1998 we must:
- Only use CORGI registered engineers to carry out work to any gas installations
- Not allow a gas appliance to be used if we suspect it to be unsafe or inadequately ventilated
- Carry out an annual safety check on gas pipework and landlord owned appliances e.g. central heating boilers
- Keep records of all inspection defects and actions taken
- Provide customers with records of gas servicing and safety checks
Your Responsibility
It is essential that we make sure that all gas appliances in your home that are provided by us are working properly. Gas and carbon monoxide leaks are extremely dangerous – and we want to make sure that you are safe. To help us, we need you to do the following:
You must let us in to your home to carry out safety checks or repairs to any gas appliances that we provide. We will let you know when we will be calling to carry out the test. Not giving us access is considered to be a breach of your tenancy and will result in legal action to get access or in extreme cases, possession of your home.
If you install your own gas fire, you must get our permission first, and the works must be carried out by a CORGI registered engineer.
You don’t need permission to fit a gas cooker – but the work must be done by a CORGI registered engineer.
You should make sure that any gas appliances that you own are regularly maintained and checked by a registered CORGI engineer at least every 12 months.
Gas & Carbon Monoxide - What signs should you look for?
Carbon monoxide is highly dangerous. It is difficult to recognise because it has no colour, smell or taste. Danger signs to look out for are:
- Stains, soot or discolouring around the top of a gas water heater, boiler or fire.
- The colour of the flame – a normal gas appliance should have a blue flame – not yellow or orange.
Unexplained symptoms such as headaches, chest pains, sudden dizziness, general lethargy after using an appliance. If you experience any of these symptoms, stop using the appliance and go to your doctor.
Gas Leaks
If you suspect that you have a gas leak in your home, you should:
- Not smoke or strike matches
- Put out any cigarettes or naked flames
- Not use any electrical switches, mobile phones or door bells
- Turn off the gas supply at the meter
- Open all doors and windows to ventilate rooms
- Keep people away from the affected area
