Insurance & Making A Claim

Irwell Valley must ensure the structure of your home is insured against loss or damage by fire, and other such risks at all times. You pay a contribution to this via your service charge payments.

There is a £50 excess on our buildings insurance; this means you will be responsible for the payment of the first £50 of any claim made. You will be required to pay any invoice direct to the contractor and will be reimbursed by the insurers less the £50 excess. If the claim is sizeable, the contractor may be paid directly by the insurers.

If you staircase out and purchase all your property, we will no longer insure your property and you will need to make arrangements for buildings insurance yourself (houses only).

Where a resident lives in a block of flats, even after purchasing their flat outright, the buildings insurance will be paid by us and the cost recovered by a charge within the monthly service charge payments.

In all situations, residents are responsible for arranging their own home contents insurance.
 
Making A Claim
 
Please see attached leaflet regarding making a claim. Claims for anything inside your property can be reported directly to the insurers, anything affecting communal areas should be reported to Irwell Valley.
 
Home Contents Insurance

Irwell Valley does not insure your furniture, belongings or decoration against theft, fire, vandalism, burst pipes and other household risks

If you do not have home contents insurance why not contact Crystal Insurance Scheme who offer a pay as you go home contents insurance scheme on 0845 601 7007.
