Rights and Responsibilities of Shared Owners and Leaseholders

Residents are responsible for any repairs within their home if they are the homeowner. If your property is under 10 years old, you may still be covered by the original warranty from either the NHBC or Zurich.  More information about the services we offer as well as your rights and responsibilities can be found in your Leaseholders Guide.

Any residents living in a block of flats will pay a contribution to communal repairs, cyclical and planned maintenance within their service charge payments, including their sinking fund contribution.
Leaseholders and shared owners are responsible for the servicing and maintenance of gas appliances in their home. These should be serviced annually by a Gas Safe registered contractor.

If you live in an apartment there may be obligations within your lease that require you to provide us with a copy of your gas safety certificate. You should check your lease and comply with the relevant obligations.
