Annual Gas Servicing and Safety Check Programme
As you are aware, it is a legal requirement for Irwell Valley to check the safety and operation of all gas appliances owned and installed by us in your home.
Irwell Valley have recently achieved our target of 100% of our homes having a current gas safety certificate. This has been achieved with the help of our residents in providing access to our contractors.
- Under the Gas Safety (Installation and Use) Regulations 1998 we must:
- Ensure that we use only Gas Safe registered engineers to carry out work on gas installations
- Not permit a gas appliance to be used if we suspect it to be unsafe or inadequately ventilated
- Undertake an annual safety check on gas pipework and all appliances that cannot legally be removed by the resident
- Keep records of all inspection defects and actions taken
- Provide residents with a copy of the gas safety certificate within 28 days of the date when the check was carried out.

Your Responsibility:
It is essential that we make sure that all gas appliances in your home. Gas and carbon monoxide leaks are extremely dangerous - and we want to make sure that you are safe. To help us, you need to do the following:
You must let our contractors in to your home to carry out the safety checks or repairs to any gas appliances that we provide. We will let you know when we're calling to carry out the test. Not giving us access is considered a breach of your tenancy agreement and may result in legal action to get access or in extreme cases, possession of your home. Any legal costs incurred to obtain access will also be considered your responsibility.
Irwell Valley are able to offer our residents flexible appointments for gas servicing visits, including evening and weekends.
- If you install any gas appliance in your home, you must get our permission first, and the works must be carried out by a Gas Safe registered engineer.
- You don't need permission to fit a gas cooker - however the installation must be carried out by a Gas Safe Registered installer
- You must ensure that gas appliances you own are regularly maintained and checked by a Gas Safe registered installer at least once every 12 months.
Gas & Carbon Monoxide - What signs should you look for?
Carbon monoxide gas is highly dangerous. It is difficult to recognise because it has no colour, smell or taste. Danger signs to look out for are:
- Stains, soot or discolouring around the top of a gas fire or at the top of a gas water heater or boiler.
- The colour of the flame – normally a gas appliance should have a stable blue flame - not yellow or orange and unstable.
The symptoms of carbon monoxide poisoning are similar to those caused by other illnesses, such as colds or 'flu. However if you suffer from unexplained headaches, chest pains, muscular weakness, sickness, diarrhoea, stomach pains, sudden dizziness when standing up, or general lethargy after using a gas appliance, stop using it, report it to us and go to your doctor.
Gas Leaks
If you suspect you have a gas leak in your home, you should:
- Not smoke or strike matches
- Put out any cigarettes or naked flames
- Not operate electrical switches, mobile phones or door bells, they can cause sparks
- Turn off the gas supply at the meter
- Open all doors and windows to ventilate the affected rooms
- Keep people away from the affected area

Useful do’s and don't
Do
- Do familiarise yourself with the gas appliances in your home
- Do allow IVHA contractors access to service and maintain gas appliances in your home
- Do familiarise yourself with your gas meter and know how to turn it off in an emergency
- Do obtain a fireguard if there are young children or elderly people in your home.
Do not
- Do not paint or adapt any gas fire or boiler case in your home
- Do not install a ceiling fan in a room containing a fire without first obtaining permission
- Do not tamper with any internal controls of a boiler
- Do not dry cloths on or around the fire or boiler
- Do not sleep in a room where there is a gas fire or back boiler unit installed
- Do not block any air vents, this will shut out fresh air that your gas appliance needs to burn safely.

Customer Service Standards for Gas Servicing
- We will complete an Annual Gas Safety Inspection of your home every 12 months with access from you.
- Send you written confirmation of your first appointment for your annual gas safety inspection
- Contact you the day before your gas safety inspection to confirm your appointment if you have provided us with an up to date telephone number
- Test any smoke detectors in your home during the gas safety inspection
- Employ an independent auditor to carry out random quality checks following 5% of gas safety inspections and new instillations
